Guangzhou Land Auction Fails to Produce New Price King as Three Developers Engage inCautious Bidding

Guangzhou, China – Despite high expectations from both thelocal government and the market, the highly anticipated auction for the Tianhe Mianfenchang land plot in Guangzhou failed to produce a new price king. Three developers,China Overseas, Poly, and Yuexiu, engaged in a cautious bidding process, with each increment a mere 20 million yuan (approximately $2.8 million USD) above the starting price of 8.815 billion yuan. After 148 rounds of bidding, the plot was finally sold for 11.755 billion yuan, translating to a floor price of 67,000 yuan per square meter, a 33.35% premium over the starting price.

This outcome stands in contrast to the previous price king in Guangzhou, which emerged in December 2023. Yuexiu Real Estate, a subsidiary of Yuexiu Property (00123.HK), secured a residential plot in the Panyu West District of Haizhu District for a total price of 2.27 billion yuan, achieving a floor price of 75,700 yuan per square meterand a premium of 59%.

The current auction reflects a cautious approach among developers, with bids generally limited to the minimum allowed by the government and bidding intervals closely adhering to the official time limit. This trend suggests a cautious market sentiment, potentially driven by factors such as economic uncertainty and ongoing regulatory scrutiny in the real estate sector.
